I agree on the vast majority of points made. Green for greens sake only appeals to those who are already green. However, to be truly successful you need to appeal to the masses not just the choir. Well as studies have shown the masses want a strong economy. The beauty of many green/clean tech initiatives is that there is an economic reason to do so – a strong one at that. The green economy has the opportunity to benefit the economy while benefiting the environment. Same desired result as 2008 just a different message.

The Empire State Building retrofit is THE outstanding example of our time of a building and owner and manager doing it right. The tenants are happier, vacancies are getting filled faster at a higher rent, everyone pays less for energy, there is more comfort, the building is worth more, and we are saving the planet.
If a 1931 building can do this…so can everyone.

placed an energy star light tan metal roof on my house in 2009. enjoying less energy costs to heat and cool the house now. as soon as the roof went on the temperature in the attic was reduced 10 degrees. WOW we added more insulation to the attic space and now are using less kilowatt hours of electricity than previous years.

While retrofitting windows, they missed out on the latest technology.
And that is; installing a solar film in between the 2 window panes to
produce electricity.

A great way to be energy efficeint! Imagine if more or all the buildings in Manhattan retrofit their windows. It would benefit all of us in the long run.Great idea!
